Arrival

The accommodation is available through a key safe. The standard check-in time is at 3:00 / 4:00 pm. Only 24 hours or less before arrival is it possible to request earlier check-in, as only then the availability of the accommodation and the manager will be known.

Upon arrival, the renter must check the accommodation. If any imperfections are found and/or there are complaints, they should be reported to the landlord no later than two hours after arrival.

Departure

On the day of departure, the tenant must leave the accommodation before 10:00 am, unless otherwise stated. The standard check-out time is at 10:00 am. Only 24 hours or less before departure is it possible to request a later check-out, as only then will the availability of the accommodation and the manager be known.

The renter must leave the accommodation “wipe clean” upon departure and the inventory must be complete, in good condition and clean upon departure. If the tenant does not leave the accommodation as it should be, the landlord may charge additional fees, which will be deducted from the refunded deposit. Additional fees of €20 per item may be charged if, among other things:

The trash has not been cleaned up and disposed of.
The dishes, pans, stove and/or microwave are not clean.
A full dishwasher is found.
The fireplace ash drawer has not been emptied.
Rented sheets have not been removed from the beds.

Renter’s Rights and Duties:

  • The lessor undertakes to make the accommodation available to the lessee in good condition on the agreed arrival day.
  • In extraordinary cases, the landlord reserves the right to offer other accommodation of at least equal value.
  • The landlord reserves the right to enter the accommodation at any time.
  • The landlord is not liable for: a. Theft, embezzlement or damage of any kind occurring during or as a result of the stay in the rented accommodation. b. Failure or disabling of technical equipment. c. Oral or telephone information provided. d. Nuisance or inconvenience caused by third parties. e. For clarity errors and mistakes on the website.
  • All prices quoted are in euros and include VAT. Any (partial) state measures and taxes imposed after the publication of prices may be charged to the tenant.

Landlord’s Rights and Duties:

  • The lessee is not allowed to rent the accommodation to third parties or to allow more persons to stay overnight than agreed upon at the time of booking, except with the consent of the lessor. Violations will result in termination of the lease.
  • The renter must use the accommodation neatly and follow the applicable house and park rules.
  • The Lessee must immediately report and compensate the Lessor for any damage caused by his fault to the accommodation and/or inventory.
  • The renter may not conduct any business or professional activity in the accommodation.
  • The use of appliances for cooking, washing and heating other than those installed in the accommodation is not permitted.
  • With the exception of bicycles, the renter is not allowed to charge electric vehicles via the accommodation’s power supply.
  • The tenant must not cause a nuisance to the surrounding area, such as noise, music or the use of a barbecue.
  • The tenant may only use non-enclosed areas.
  • Pets are allowed only if expressly stated in the accommodation description and notified at the time of booking.

Dissolution:

  • The landlord has the right to terminate the lease without notice if:
    • The total amount of the invoice at the beginning of the rental period has not been paid.
    • The renter fails to occupy the accommodation on the agreed arrival day before 9 p.m. without notifying the landlord.
    • The tenant fails to fulfill the obligations of these general conditions and/or the house and conduct rules.

Despite the tenant’s liability for the full rental amount in the above cases, the landlord will attempt to rent the accommodation to another party for the period the tenant is not using it in order to mitigate damages. The amount received will be deducted from the tenant’s rent due, including administrative fees. This also applies if the tenant is prevented from using the accommodation for personal or other reasons.

Termination, cancellation and early termination:

  • The right of revocation and reflection period is excluded in this case.
  • If cancelled at least 2 weeks before arrival, the tenant will receive a full refund. In case of cancellation within 2 weeks before arrival, the tenant is obliged to pay the full amount minus any surcharges. Keep this in mind!
  • The tenant may terminate the contract immediately if the landlord increases the price without direct relation to the landlord’s rights and obligations described above.
